Who is 3 Percent Realty?

3 Percent Realty is a company that has been in business since 2005 and has always been focused on selling real estate with the goal to save our clients money in various ways.

The most revolutionary way has been cutting the commission practically in half and taking a risk in receiving little or no pay.

It means too that we do not ask for a paycheck that is more than 3% of the sales price and often a lot less.

However times do change and right now times are tough for both the realtor and the home owner.

Many homes go in foreclosure due to negative equity in the home, fewer buyers, economic struggles of home owners etc. Factors you and I have little control over.

So how do you sell a house in these difficult economic times?

These days home owners are looking for knowledgeable realtors that meet their needs and that fit their budget.

You might have had a realtor you used in the past. Did he or she adapt to the changing economy?

Chances are that they are thinking about it but most often they are bound by the rules of their broker.

Not with 3 Percent Realty. Flexibility is our middle name!

This means that I can work with you just about any way you want and sell property the way you want it.

Read the plans. Call me if you have questions (818 1029). You CAN sell your house for as little as $750.00 and include MLS. If you still do not find what you are looking for, call me anyway. I am the broker remember? And I am flexible.

3 Percent Realty is a full service real estate company.

This means that if we represent you in a transaction we stand by you from the moment of listing till after the closing with the service you should expect from a full service realtor.

If we market your home, the following points are included in every plan unless otherwise stated:

· Your home will always be offered in MLS

· A customized marketing plan can be set up

· Homes will be listed for 6 months

· You will receive a 3 Percent Realty yard sign and mls lockbox for the duration of the listing.

· I will show your home.

· You will always receive full service real estate except in plan A

 

Plan A. Sell it for as little as $750.00

You pay 3 Percent Realty a non refundable $750.00 upfront charge and receive all benefits stated in the bullet points above. However, you keep the right to sell the property yourself (as a FSBO under exclusive agency) and owe NO commission if you find the buyer yourself. In MLS you will have to offer a 3% commission to other realtors if they bring a buyer. If 3 Percent Realty brings the buyer there will only be a 2% commission at closing.

So for $750.00 you can have your property on MLS, realtor.com, the only3percent.com site and other places .

If you find the buyer yourself (you are FSBO) and want would like us to help you with all the paperwork involved we can do this for an extra $750.00

Plan B: total cost 2% commission minimum and 3% commission maximum

Pay 3 Percent Realty a non refundable $500.00 upfront charge and receive all benefits as stated in the bullet points above. You CANNOT sell the property as a FSBO during the listing contract. This is called an exclusive right to sell. If 3% Realty sells the property commission will be 2% minus $500.00

If an agent from another company brings the buyer total commission at closing will be 3%

Plan C: Total cost minimum 3% commission and maximum 4% plus $500 for marketing

You pay a $500 fee upfront to pay for marketing. We will discuss this cost based marketing plan with you.

If Your property sells in house, 3% commission will be due at closing . In this scenario the $500 you invested in marketing will be deducted from the total commission.

In case of a $100,000 home, your total commission at closing would be $3000 - $500 = $2500

If an agent of another company brings the buyer a total of 4% commission is due at closing.

3% goes to the buyer’s broker and 1% goes to 3 Percent Realty

In case of our $100,000 home your total cost for selling would be $4500. $4000 in commission and $500 for marketing.

Plan D: Total cost minimum 3% and maximum 5%

NO upfront fee. Broker will pay for marketing program.

Total commission due at closing is 3% if the property is sold in house and a total of 5% if another real estate company is involved (3% to broker, 2% to 3 Percent Realty
